Removal of Lobby and Reshaping of Extension

"Having uncovered a house conveyance issue dating back to 1983, we realised that despite obtaining full planning permission, the lobby we had built onto an extension in 2016 contravened one of the covenants in that conveyance. Our solicitor advised that this could potentially make selling the house difficult in the future unless we either removed the structure or obtained an agreement from a neighbour to remove the covenant.

We decided to proceed with the removal of the lobby, which involved reshaping the roof, relocating doorways and window positions, and creating a new internal stairwell to the upstairs and passage downstairs. Externally, this also meant relandscaping the tiled driveway, which had been designed to meet the old front door of the lobby. The external work on the brickwork, which included removing windows and moving doors, would have left a very untidy façade.

With the help of our architect  Ian Coleman , we enlisted Sterling Renovations, led by Lloyd Lewis and his skilled family team, to undertake this complex work. Our goal was to ensure that the renovation work did not interrupt the use of our home office and guest bedroom downstairs. Additionally, we hoped to have the bulk of the work completed during a pre-booked two-week family vacation.

Sterling Renovations were simply fantastic. They understood the brief perfectly, stuck to the agreed deadlines, quoted competitively, and communicated superbly throughout the process. In the time that we were out of the country, they completed the key work to the total satisfaction of our architect, without any requests for changes.

Following the initial renovation, we assessed the external aesthetics and decided to work with Sterling Renovations and our architect to determine the best style and application of external cladding to cover and make good the outside of the house. The outcome was outstanding.

Having undertaken various building projects over the past couple of decades, we have always been satisfied with the contractors we chose. However, I can wholeheartedly state that we have never before completed a job exactly to the proposed time frame without any need for significant snagging or additional work to be done afterwards."
